Listing your property is easy! Create your Rhoming Host Profile and fill out all of the information about your property. The more complete the better your listing will do. Remember to upload any verification documents and any other documents that need to be included in the lease agreement such as HOA documents or House Rules. If you have any trouble feel free to call our customer service number.
Becoming a Rhoming Host is easy! Simply create a Rhoming Host Profile on our Website. Upload your listings including verification documents, and wait for the approval. Approvals make take a few days as we verify all of our hosts and properties for the protection and security of all members. Once your listing is approved, you will be able to control if your listing is active or not active.
It is free to list on the Rhoming Platform. Rhoming only collects a booking fee if your property is actually booked. The Rhoming listing fee is 4% of the total rent. Security deposits are excluded from this calculation. Pet Fees are also excluded from this calculation. Rhoming collects their 4% Booking Fee (in total) from the first rent payment made by the Guest.
Tenant Screenings include identity verifications, background checks, credit checks, eviction history, and proof of funds which may include a variety of factors such as employment verification, housing allowance verification, or financial statements.
No, Rhoming will provide all Hosts with a summary report of tenant screening findings. This will allow hosts to make a proper decision approval for their applicants. However, all approvals must comply with Fair Housing and Tenant Screening laws, rules, and regulations.
The Recommended Minimum Rental Criteria for Applicants is a guide for homeowners and hosts to utilize for tenant screening based on Rhoming research. However, it just provides a starting point and Hosts are responsible for deciding what criteria are right for them as long as they are in compliance with Fair Housing and Tenant Screening laws, rules, and regulations. Hosts must use the same criteria for all guests. The Rhoming Recommended Rental criteria are as follows: 1) Credit Score >620 2) Background Check 3) No eviction History 4) Income equal to Two times the Monthly rent or Proof of Funds such as employee housing allowance, per diem, or other.
Absolutely! At Rhoming, we believe Rhoming Hosts should manage their properties in the way that works best for them. The Rhoming Minimum Rental Criteria is simply a recommendation, not a requirement. All Property Hosts will receive a summary report of tenant findings to decide on approval, or not, of applicants. All hosts must comply with applicable Fair Housing and Tenant Screening laws, rules, and regulations when screening tenants and determining approval.
Yes, we understand that short-term restrictions are becoming increasingly common in many municipalities and HOAs across the country. Our Platform allows you to set minimum nights to comply with these requirements. The minimum for the Platform is 30 days but you are able to place a longer duration on your minimum to meet your own requirements applicable to your property.
Rhoming does not allow shared common areas for any of its properties. Rooms for rent that are part of a home where either the host lives or where other rooms in the home are rented separately are not authorized and will not be approved. Shared walls such as in a duplex, apartment, or multi-family home are allowed. At a minimum, properties must have: 1) private entry/exit for each guest 2) No shared common areas 3) Private, fully stocked kitchen 4) Basic utilities included 4) Lawn Care included 5) Fully furnished. A Rhoming Required Inventory is provided to all new Hosts to help them properly furnish and stock their homes for mid-term rentals.
Property Managers who manage multiple listings have two options. They can list their properties as Rhoming Hosts and use our tenant screening process, in the same way as other hosts. A copy of their contract with the homeowner for property management services must be provided as proof to lease the property. The second option is that Property Managers can contact us to set up a Contractor account to have the ability to perform their own tenant screenings as Rhoming 3rd Party Contractors. Yes, upload HOA docs to your listing so that they are included in your lease agreement.
Cleaning Fees are not charged separately on the Rhoming Platform. Cleaning fees should be built into your monthly rent. As this is not a short-term rental, Tenants are required to perform certain cleaning requirements when vacating the property and leave it in a similar state that they received it. Hosts should still expect to clean any linens, and towels, and perform disinfection and sanitization after each Guest to guard against Covid and other viruses and bacteria.
Rhoming does not remit any taxes on behalf of Hosts. It is the responsibility of the Host to be aware of any applicable taxes for their propert(ies) and to remit taxes as required to the appropriate parties. In many cases, but not all, transient taxes do not apply to mid-term rentals, However, the definition of mid-term rental and when transient taxes apply varies by state.
Security deposits are paid directly to the Host via the Rhoming Payment Processing Portal to be placed in a Bank Trust Account for the duration of the lease in accordance with state requirements. At the end of the lease term, security deposits should be returned to the Host within the required time frame (usually less than 30 days) minus any damages. Be sure to check applicable requirements in your property jurisdiction. If the Host is deducting for damages, pictures or other evidence must be provided to the Guest. Security deposits are returned off-platform directly from the Host to the Guest. Contact information, including mailing addresses, for both parties, is included in the signed Rental Agreement to make arrangements. Hosts cannot deduct from security deposits for normal wear and tear. Hosts should adhere to all applicable federal, state, and local regulations for the return of security deposits.
Damages cannot be claimed on the Rhoming Platform. Typically, damages are deducted from the security deposit at the end of the lease with appropriate evidence of damage.
Check-in instructions should be provided at least 24 hours in advance but not until after all security deposits, pet fees, and first rental payment is made. Tenants must be able to access the property at the agreed check-in time provided a signed lease is in place and all applicable move-in required payments have been made.
To qualify as a remote workspace, the space must meet the following: 1) A dedicated area for a remote worker to work – it cannot be a kitchen table or serve a dual purpose. 2) High-Speed Internet services (50 Mbps or greater) 3) Access to at least 2 Outlets to plug in computers, laptops, phones, or other devices located within 3 feet of the workspace. 4) A dedicated Desk and Chair for work 5) Bonus if you have an extra monitor, printer, or scanner (Starting ink may be provided at the Host’s discretion but is not required)
House Rules should be included in your Listing as well as uploaded to your documents to include as part of your signed lease agreement. Rhoming recommends that house rules be appropriate for mid-term tenants as they are people actually living in your property and using it as their own residence for a period of time. Take caution in placing limitations and rules that are unreasonable for these longer mid-term stays such as no visitors, etc, and follow all Fair Housing laws, rules, and regulations.
If a customer review pertains to information that is in violation of Rhoming Terms and Conditions it may be removed by contacting Rhoming Customer Support by email or phone.
